Netflix has expanded its footprint in India by leasing over 40,000 sq ft of office space in Hyderabad, signalling its continued investment in the country’s growing media and content ecosystem.

The office space, located at International Tech Park Hyderabad in Madhapur, has been leased for a monthly rent of ₹39.36 lakh under a five-year agreement. The deal includes a 5% annual rental escalation and a three-year lock-in period, reflecting a long-term commitment to the region.

The lease was executed through Netflix’s subsidiary, Line Gatos Advanced Imaging and Visual Effects India LLP, and spans two floors within the Atria Block. In addition to office rent, the agreement includes parking provisions, further indicating operational scale-up.

This expansion follows Netflix’s recent launch of its global production and innovation hub, Eyeline Studio, in Hyderabad. The facility is part of the company’s global network spanning Los Angeles, Vancouver, Seoul, and London, and is focused on advancing high-end visual effects and storytelling capabilities.

Hyderabad has been emerging as a key destination for media and entertainment companies, particularly in the AVGC (animation, visual effects, gaming, and comics) sector. Government initiatives and infrastructure development are further strengthening the city’s positioning as a global content production hub.

Netflix’s expansion aligns with this broader trend, as global companies continue to invest in India’s creative and digital talent ecosystem. With rising demand for local and global content, such investments are expected to play a critical role in scaling production capabilities and enhancing innovation in the industry.
